- Talk to the applicants employer directly as a character reference
- Previous and current landlords for verbal references must be contacted
- Monthly income and employment card must be checked
- Detailed checking of personal references for each applicants must be done
When we have done the essential checks and We got to know about the applicant is fine to present to you, we will contact you to meet them. You will always have right weather you want to say yes or no to the applicants. We would not suggest to you anyone that we don't believe is going to be suitable tenant and will not be able to look after your property.
Having vacancies for too long can be bad for business; they can reduce cash flow, customer satisfaction. No matter how well you advertise or how well you maintain your customer relationships there will be turnover and vacancies. To minimize vacancies we try our best and all management policies that work toward the attraction and preservation of good tenants have taken into account by our management team. This works toward achieving the highest possible occupancy rate. We take all possible steps to properly market a property prior to a vacancy occurring to ensure a continuity of tenancy.
Before and during tenancy we visit the property on regular basis to check the condition of the place from outside and inside both .We also conduct drive-by inspections of your asset on regular basis to check how the occupant is maintaining the property. W also keeps photos or videos of rooms and buildings as a record .We Visit yearly to check the exterior and interior condition of the property and provide you with a thorough report.
Our first duty is to carry out an inspection to ascertain any maintenance issues after signing an agreement of your property investment We have limited amount of expenditure decided by our investors. In the case where the expected cost of a repair does not meet the limit, the owner is advised and requested to approve the payments. We take care of many different issues, like repair lighting issues, plumbing problems, broken locks, water and flooding issues, fence repairs, ceiling repairs, roof repairs, painting, replacing doors and etc,
In the case of emergency when we might not contact owner and repair is considered urgent due to security issue we sends our fully trained team members to fix the issue as soon as possible.
We are strict in receiving tenant payments .Once we are certain that tenants are breaking the terms of the tenancy and not paying on time, we will proceed to the next step, but before we take drastic measures, we will talk to the tenant first or remind them through email. If the above steps don’t work, and the late payment has not been made even after repeated messages, you will issue a letter of demand.
The letter of demand is essentially a warning letter saying that, if the payment is not made by a certain date, the landlord reserves the right to pursue the outstanding amount through legal method. In case the tenant fails to pay rent then we will issue a notice of possession. This is a formal letter to tell the tenant that we are terminating the tenancy under the contract.
If tenant fails to pay rent or unable to vacate the property, it will take around 2 weeks to get property vacate under current legislation .In these circumstances the agreement will not recover financial loss that has been done by the tenant. We highly suggest landlords or property owner to get some form of insurance. Landlord insurance is a good policy for someone who rents out a home they own.
